What are the income requirements to qualify?
The Nellie is an affordable housing community with income restrictions. Please verify that you qualify with the following guidelines. The property has a minimum household income requirement of 2.5 times the monthly rent amount to qualify. Total household income must be UNDER the following limits based on household size:
- 1 Occupant: $56,220
- 2 Occupants: $64,260
- 3 Occupants: $72,300
- 4 Occupants: $80,280
- 5 Occupants: $86,760
- 6 Occupants: $93,180
We accept housing vouchers from local housing authorities.
Is there a waitlist for apartments?

What floor plans are available?
The Nellie offers studio, one-, and two-bedroom apartment homes.
Do apartments include washer and dryers?
The Nellie does not have in-unit washers and dryers, but there is an onsite laundry facility.
What features are included in the apartments?
All bills paid, spacious closets, A/C and heating, refrigerator, brand-new floors, and appliances.
What are the community amenities?
Courtyard with picnic tables, pet friendly, computer lab, activity center, outdoor grills, and onsite laundry facility.
Leasing & Application Questions
How do I apply for an apartment?
Applications must be completed in person in the leasing office, and applicants will need income verification and identification documents.
Do you offer tours?
Yes, tours may be available Monday, Tuesday, Thursday and Friday from 10 AM - 4 PM.
What documents do I need to apply?
To apply for affordable housing, you'll need to fill out an application. Once that's complete, you may be required to provide additional documentation to help verify your eligibility. Applicable documents may include documentation with your SSN/birthdate and proof of income and assets, like paystubs or bank statements. If you have any of these items, please bring them to your leasing appointment and the leasing team will help answer any questions.
